In-depth inspections

New homes. Old homes. Multi-family. Single family.

A home is one of the largest purchases most people ever make. We inspect it like it is ours.

Roof & exterior

  • Old, curling or missing shingles
  • Poor drainage and grading
  • Ventilation problems
  • Flashing, gutters and penetrations

Insulation & envelope

  • Poor or insufficient attic insulation
  • Gaps and voids inside wall cavities
  • Inefficient windows and doors
  • Air leakage and heat loss

Systems & safety

  • Electrical safety and panel condition
  • Water heater and HVAC
  • Plumbing, drainage and gas
  • Foundation and crawl spaces

Above and beyond

We bring tools most inspectors leave at the office.

Plenty of problems in a house look fine to the naked eye. Moisture behind a wall, a breaker running hot, a missing run of insulation, a roof leak that has not reached the ceiling yet — these show up as temperature differences long before they show up as damage.

IXL is a certified thermography practice first. Every home inspection we do includes the infrared work, because it is what we are best at.

  • Every room, roof to foundation
  • Infrared included, never an add-on
  • Reports you can act on

Thermal imaging

Electrical and mechanical components can look perfect and still be failing. Infrared shows the areas of concern so you can take a preventative approach instead of a reactive one.

Drone roof surveys

Steep pitches, tile, and two-story rooflines are hard to assess from a ladder. The drone covers the whole roof surface and finds patterns that are invisible from the ground.

In-depth reporting

Accuracy matters when you are deciding what to ask a seller for. Our reports document what we found, where, and what it means — with photographs.

Serving all of Utah

We come to the property.

IXL is a mobile inspection service — there is no office to visit. We inspect homes statewide, with most of our work along the Wasatch Front in Utah County and Salt Lake County.

About us

A father-and-son thermography practice.

IXL is family-owned, built on expertise, dedication and trust. We started in certified thermography — commercial roofs, electrical systems, industrial equipment — and brought the same instruments and the same standard of documentation to residential inspections.

Our aim is not to hand you a checklist. It is to leave you knowing enough about the house to make a good decision.

Ready when you are

Tell us the address, the square footage and roughly when you need it done. We will confirm a time and a price.
